Rear Orangery Extension on a Semi Detached House

Do I Need Planning Permission When Building an Extension? 

Not Always

The plan image above shows a single storey extension on the rear of a semi detatched house. There is also a perspective view of it. 

For this type of proposed extension there is a check list to go through to determine if it can be built without planning permission ie PD (permitted development.) See this process list below.

Looking through the list, the items that apply are B, C,  F and I and a check must be made to confirm it isn’t in a conservation area or designated land.  On this basis the extension can be built without planning permission. However it will require an approval under the building regs which requires a plan drawn with current building regs specs submitted to the local council building control department.  – This is to confirm it will be built to the current specification standards for UK building.

So In many cases you will be able to build an extension under Permitted Development (PD). These rules allow certain works to be carried out to your home providing you meet the criteria.

Under Permitted Development, the following rules apply:

A  * •You can extend a detached property 4m to the rear as single storey,  but this can be increased to 8m  by using special planning application, known as a larger extension to a house. However for 2 storey extension this is limited to 4m. 

B  * •You can extend a semi-detached property 3m to the rear as single storey,  but this can be increased to 6m  by using special planning application, known as a larger extension to a house. However for 2 stroey extension this is limited to 3m. 

C  * •A single-storey extension can’t be higher than 4m on the ridge, or top of the roof slope, and the maximum height at the eaves is 3m.

D  * •Two-storey extensions cannot be closer than 7m to the rear boundary

E  * •Side extensions can only be single storey with a maximum top of slope roof height of 4m, and the maximum height at the eaves is 3m, its width can be no more than half the width of the original building

F  * •Any new extension must be built in the similar material to the existing dwelling

G  * •Extensions must not go forward of the building line of the original dwelling

H  * •In designated areas (such as conservation areas, areas of outstanding natural beauty and national parks etc), side extensions require planning permission and all rear extensions must be single storey

I  * •An extension must not result in more than half the garden being covered

J  You should also note that if your house is in a Conservation Area or a National Park, the amount of work under Permitted Development is considerably reduced.

If you’re considering a large extension you will more than likely need planning permission and you will need to submit an application to your local council planning department.
