These rooms were found to be unusable as they were overheating in the summer and very cold in the winter.

I suggested that they needed to replace it with a single room extension after demolishing what was probably a useless room set up.

The new room would cover roughly the same area as the two rooms, but would be built to meet the current standards regarding insulation values and windows.

There were choices to be made regarding the roof, which could either be a flat roof or a hip roof.

These plans have now been drafted, and we have incorporated some landscaping around the building as the existing garden area slopes from the back of the garden towards the house and would impact on the walls of the extension. 

This new landscaping would have pathways around the room at a lower level than the ground floor with steps up to the raised areas which could be used for barbecues sitting out, etc. 

This new room extension will require a Planning application but there shouldn’t be any problems with approval, as it’s replacing an existing extension. 

This is one of those unusual jobs, which is putting right something which has been done wrong in the past.
