If you need another room, whether it be a bedroom or a study, have you considered building over your existing garage at the side.
This is something we have obtained Planning Permission for on numerous occasions.
It doesn't take up any extra garden space and it has easy access from the other bedrooms at your 1st floor. This because the door is formed at the top of your existing stairs.
The front wall of the new room would need to be set back slightly from the front wall of the house. (but not always).
If you have enough parking space in front of your garage, you could even turn that into another useful ground floor room.
Perhaps a living room, bedroom or study.
You would replace the garage door with a window and it would probably need insulation in the walls by dry-lining them.
